Changes to EPC regulations from 6th April 2012

The Department for Communities and Local Government have announced changes to the EPC Regulations.  From the 6th April 2012, the intended changes will come into effect meaning more work for private landlords.

The main changes are as follows:

• All reasonable effort must be taken to ensure an EPC is in place within 7 days of marketing a property for sale or let rather than the current 28 days.
• A requirement to add the first page of the EPC to particulars rather than just the asset ratings as is currently the case.
• Trading Standards Officers are to be given more powers to require provision of, on request, the EPC or proof of ordering from Agents and Owners.
